There are new and exciting things happening in the Denver/Boulder, Colorado Commercial Real Estate industry at 1800 Larimer. By June 2010, Xcel Energy will be located in Denver's first skyscraper since 1986. Joining Xcel Energy are: Citywide Banks, Frederick Ross Co., Westfield Development and Apartment Realty Advisors. Not only will 1800 Larimer be a 22 story building, but it is also the first Platinum-certified LEED office building built in Denver.
Because of their “green” habits, tenants will save approximately $1.40 per square foot rented. So, how exactly has this building saved energy? First of all, the construction was done primarily from the inside out, which is somewhat untraditional for how skyscrapers have historically been designed. Its large “blue glass” windows allow for more natural and comfortable lighting. The new building will also have an 18 inch deep under-floor air system where cooler air is pulled into the building though filters. The filtered air will be distributed by a 2-by-2-feet concrete diffuser which can be put anywhere. This means that employees and tenants are free to adjust the temperature in their space as they like. It is estimated that the $200 million construction will cost just 5% more than it would if it had been built with standard design. Denver/Boulder, Colorado Commercial Real Estate investors will benefit because the building will save them on energy costs in the long run. Colorado is a primary supporter of green buildings and reusable energy resources. Buildings, like this one, will become much more common in the future, and it is good to know that they are being constructed in the Denver Metro area.
The Denver/Boulder, Colorado Commercial Real Estate market understands the “green movement” and the importance of sustainability. Because of these environmentally-friendly changes, tenants occupying the building will be among the most content in the Denver area. As for the designers of the skyscraper, it is their goal that 1800 Larimer will improve the working environment for employees and save energy overall.
