The beautiful city of Boulder Colorado, located about 45 minutes Southwest of Fort Collins, and a half an hour Northwest of Denver, is a wonderful place to live and raise a family. Right next to the Rockies, the city of Boulder truly has a lot to offer its residents. Real estate in Boulder CO tends to be the most pricey in the region, but for good reason. For one; it is near impossible to build any new housing in Boulder due to a moratorium on new home development. The limitation on supply has only made demand go up (and in turn, has caused prices to go up along with that demand.) Different from areas surrounding (which will be described), the city of Boulder has the most employment, the largest trail system, the most recreation facilities (4 city owned, and dozens of privately owned facilities), wonderful schools, and of course -- "The Flatirons" which are located in Chataqua Park. The Flatirons are seen for miles, are utilized by hundreds of thousands of residents and visitors a year, and are viewed the world over as a landmark of Colorado.

Boulder's population is just more than 100,000, and average real estate prices in Boulder CO begin at around $125,000 for a starter one bedroom condo. Single family home prices start at around $250,000, and that will probably get you a 3 bedroom, 900 square foot home. The closer to downtown Boulder you get, home prices tend to be higher.

Just about 15 or 20 minutes East of Boulder through Baseline Rd, Arapahoe Rd, or South Boulder Rd -- is Lafayette. The city of Lafayette is one of the fastest growing areas in Boulder County, with the neighborhood of Indian Peaks being the greatest part of that development. Prices for homes in Lafayette frequently are as much as 35% less expensive than prices in Boulder. Additionally with getting more house for the money in the area, people in Lafayette can enjoy a smaller town feel with benefits such as family operated businesses, beautiful antique shops, fast access to I-25, and of course, the Indian Peaks Golf Course - one of the most magnificent public courses in the area.

If you enjoy the idea of residing in the city of Boulder, but aren't happy with Boulder house prices, Louisville Colorado is as little as 10 to 15 minutes East of Boulder. There's 4 pretty easy routes allowing access to Boulder from Louisville; South Boulder Road, Baseline Road, Arapahoe Road, and Highway 36. In addition to access via car, Boulder County has an effective transportation system, and there are multiple city bus routes that go into town if you'd rather not drive from Louisville. Real estate in Louisville Colorado is on average fifteen to thirty percent less expensive than house prices in Boulder. Although the starting price for a town home or condo in Louisville is about the same as Boulder's, people get more for their money. It's much the same with single family homes. A Louisville starter home will usually sell for about $250,000, but instead of a 900 square foot home with no garage, you would probably find a house with 1000 to 1200 square feet with a one or even two car garage. Louisville isn't only a suburb to Boulder either. In actuality, a lot of Boulderites often come to Louisville for the many amenities the city offers patrons, such as shopping at Costco or Target, a movie house, or one of the enjoyable small town eateries.

With a population of about 70,000, Longmont is the second largest city in Boulder County. Longmont Colorado is found just about fifteen to twenty five minutes Northwest of Boulder via highway 119 (sometimes called The Diagonal). Different from other Boulder County cities that are rather intertwined with the city of Boulder, most residents living in Longmont like to consider themselves as far more independent from Boulder. Longmont has a transportation system, shopping centers, major employers, and has both an old town and a new part of town. Longmont has turn of the century Victorian charmers, as well as brand new home communities. In general, Longmont Colorado home prices tend to be as much as 35 percent less expensive than Boulder prices. Prices will largely depend on the section of town that homes are in.

Niwot Colorado is another city that is close to Boulder. While Niwot is beginning to expand and seeing a fair amount of semi-custom and custom home development, it is largely considered a bedroom community to Boulder. Niwot CO real estate for sale is fairly limited, and the average price of a home fluctuates greatly. House prices are so erratic largely due to the fact that at any given time, there are just fifty to seventy homes available for sale. With so few houses out there, 2 or 3 sales on one side or the other of the price scale can dramatically shift the average price for that month. (It should be noted that many towns and cities will have several hundred, if not several thousand homes available, and average prices are far more reliable than when there are only a couple of dozen houses on the market.) Overall, Niwot is an extremely attractive smaller town that is just about as close to Boulder as you can be without literally being in a Boulder zip code.
